On subscription dollars alone, TenantCloud's flat $50/mo Pro tier is cheaper than Shuk's per-unit pricing above ~25 units. Below 5 units, Shuk's $5/unit (about $60/yr at 1 unit) is competitive against Starter's $180/yr. The bigger cost difference is on the tenant side: TenantCloud charges tenants $1.25 to $1.50 per ACH transaction post the 2023 Stripe migration, and treats every lease line item (rent, parking, pet fee, late fee) as its own ACH event. Shuk absorbs ACH fees on both sides. Add up tenant friction and the total cost is closer than the sticker price.
Yes. In 2023, TenantCloud migrated payment processing from Dwolla to Stripe and began passing through $1.25 to $1.50 per ACH transaction to tenants. Because each lease line item (rent, parking, pet fee, late fee) is treated as a separate ACH event, a unit with multiple add-on charges can hit 4 to 6 fees per tenant per month. One BiggerPockets landlord reported going from $0 to over $200 per month in fees overnight after the switch. Shuk's model absorbs all ACH costs on both sides.
TenantCloud has a native lease document generator with state-specific attorney-vetted templates on Starter and above. That is a real product capability Shuk's E-Lease does not match today. Shuk's E-Lease is upload, Adobe e-sign, storage, and status tracking. Native generation is on the roadmap. If you generate leases inside the platform regularly, this is a present-day TenantCloud advantage. If you bring your own lease and need fast e-sign with no per-document fees, Shuk works today.
No. Shuk is US-only today. TenantCloud supports 60 countries with multi-currency selection per property and has a Canadian expansion in progress. If you have international portfolio segments, TenantCloud genuinely has a product advantage Shuk does not currently match. For your US units, Shuk is still worth the comparison on UX, payment speed, and tenant-side fees.
TenantCloud has a native QuickBooks Online sync on Growth and above. Shuk does not currently sync to QBO. Financial reports export cleanly to PDF, Excel, and CSV. If real-time QBO sync is core to your monthly close, TenantCloud has a workflow advantage. If your CPA imports clean exports a few times a year, the gap matters less. QuickBooks integration is on the Shuk roadmap.
Yes. TenantCloud exports financial transactions and tenant data to PDF, Excel, CSV, and QBO. Our onboarding team has migrated TenantCloud accounts before and can walk through what carries over (rent rolls, expense history, tenant contacts) and what gets a clean restart (active rent collection rails, maintenance tickets). The typical TenantCloud-to-Shuk migration is set up and live in less than a week.
